Exchange Square is the second and final phase of development at Masshouse, Birmingham and represents one of few viable locations for the immediate large scale expansion of Birmingham’s business district.

Flexible outline consent has been granted for three quarters of a million square feet of mixed-use space.

Outline planning consent comprises of

Up to 550,000 sft (NIA) Grade A offices
Up to 150,000 sft of hotel and / or residential use
Up to 50,000 sft of complementary retail space
Up to 500 car parking spaces


Located at the centre of Birmingham’s business, retail, knowledge and digital quarters and a 5 minute walk to New Street, Moor Street and Snow Hill railway stations.


The minimum commitment required from an occupier to commence development is 50,000 sq ft.
Nikal will, and are able to deliver, the first self-contained office building to Cat A within 2 years.
